    This property is located 2 miles South of the Yellowstone River on the paved portion of Duck Creek Rd. The property ahs been in my wife's family since the early 1900's. The lot has a nice views on the upper level but cost to build access to that portion maybe expensive. there is a natural spring in one of the drainages and it is evident by the cottonwood trees growing. There are building sites along the road, and the road approach can only be put where the county allows for site distance. The buyer should do there own research in deciding there building site. My wife and I put restrictions on the lot and will not allow any further subdividing we wanted to keep the area as rural as possible. There is a lot of wildlife in the area. The last road approach I built cost about $ 2,500 for the permit, 12inch by 24 foot culvert and $ 500.00 for gravel for approach ONLY!!!
